What you need to know about Tinubu’s FG mortgage policy

Nigerians who contribute to the National Housing Fund (NHF) can apply for a Federal Government-backed housing loan of up to ₦50 million to buy, build, improve or renovate a home. The FG housing loan, administered by the Federal Mortgage Bank of Nigeria (FMBN), currently carries an interest rate of 6% a year and can be repaid over a period of up to 30 years, although approval is not automatic.

Anyone interested in the scheme should first confirm that they are registered with the NHF and that their contributions are up to date. Applicants must also meet income, property and documentation requirements before a mortgage can be approved.

The scheme could provide another route into the Nigerian property market for workers struggling with the cost of buying a home through conventional commercial mortgages.

According to information published by FMBN and reported by Punch, eligible contributors can access up to ₦50 million, depending on their income, ability to repay and the value of the property they want to finance.

The maximum loan does not mean every applicant will receive ₦50 million. FMBN assesses affordability, and the amount approved will depend on the applicant’s financial circumstances.

Who qualifies for the FG housing loan?

Applicants generally need to be Nigerian citizens aged 18 or above and must be contributors to the National Housing Fund.

They are expected to have made continuous NHF contributions for at least six months and must have a stable source of income. Self-employed Nigerians may also apply but will need to provide evidence showing regular and sustainable earnings.

FMBN’s affordability rules also matter. Repayment is assessed against income, with the mortgage payment generally expected not to exceed one-third of the applicant’s earnings.

The value of the property is another important consideration. Under the published conditions cited by Punch, the mortgage should not exceed 90% of the cost or assessed value of the property.

How to apply for the NHF mortgage loan

The first step is to confirm your NHF registration and contribution history.

New contributors can register through FMBN’s digital platform. The bank’s official online portal asks individual contributors for information including an email address, telephone number and Bank Verification Number before an account is created.

Existing contributors can activate their accounts and view their contribution history online.

FMBN’s mortgage product is financed through accredited Primary Mortgage Banks (PMBs), which lend to eligible NHF contributors. Punch reports that applicants seeking the NHF mortgage should process their application through an FMBN-accredited and licensed mortgage institution.

FMBN’s online contributor portal also contains a loan application function. Registered users can log in, select the loan menu, initiate an application, choose the appropriate loan type, attach supporting documents and carry out an affordability check before submitting the request.

Applicants should confirm the appropriate application route for the specific mortgage product with FMBN or an accredited mortgage institution before paying any fees.

Documents applicants may need

The exact documents will depend on whether the applicant wants to buy, build or renovate a property.

They may include a completed mortgage application form, evidence of NHF contributions, proof of income, recent payslips, property title documents, a valuation report and tax or employment records.

People applying for money to build a house may also be asked to submit a bill of quantities showing the expected cost of construction.

Property documentation is important because lenders need evidence that the property can legally be used as security for the mortgage. New Daily Prime recently reported that the FCT Administration has cut the processing time for Certificates of Occupancy to two weeks after required payments, a move intended partly to make it easier for property owners to obtain mortgages and other financing.

Once an application is submitted, the lender will assess the applicant’s income, repayment capacity, documents and property.

The property may then undergo valuation and legal checks. If all conditions are satisfied and the mortgage is approved, the funds are released for the approved housing purpose.

What can the loan pay for?

The NHF mortgage can be used to buy a residential property, build a house, improve an existing property or carry out renovations.

It is designed for owner-occupied residential housing rather than providing an unrestricted cash loan that borrowers can spend for other purposes.

The relatively long repayment period and 6% interest rate are intended to make home ownership more accessible to contributors at a time when many Nigerians face pressure from rising housing and rental costs.

Applicants warned against fraudsters

Applicants should avoid individuals or organisations promising to secure an FMBN loan in exchange for unofficial payments.

FMBN has warned about people presenting themselves as NHF loan facilitators. Applicants should use official FMBN channels and accredited mortgage institutions and verify any request for money before making a payment.

The key point is that contributing to the NHF does not automatically guarantee a ₦50 million mortgage. Applicants must meet the eligibility, income, affordability, documentation and property requirements before a loan is approved.
