For generations, Nigerians have been told that one of the safest forms of property investment is simply to buy land and wait. While land can be an excellent long-term investment, modern real estate investment requires a more sophisticated approach.
The important question should not only be, “Where is the property located?” It should also be:
“What return will this property generate relative to the capital invested?”
A property purchased for a substantial amount but generating very little income may not necessarily be a better investment than a less expensive property with strong rental demand, lower operating costs and better income performance.
This is where investment valuation becomes particularly important.
LOOK BEYOND THE PURCHASE PRICE
Investors should consider rental income, operating expenses, vacancy periods, maintenance costs, management expenses, taxes and other relevant costs when assessing a property investment.
Gross rental income alone does not tell the complete story.
For example, an investor may purchase a property in a prestigious neighbourhood because of its perceived investment value. However, if the property generates modest rental income while requiring significant maintenance and management expenses, its overall investment performance may be disappointing.
On the other hand, a property in an emerging but strategically located area may offer stronger rental demand, better rental growth and greater potential for capital appreciation.
This does not mean investors should abandon prime locations.
Rather, they should understand the relationship between price, income, risk and growth potential.
LOCATION STILL MATTERS
Location remains one of the most important determinants of real estate value.
However, location should be assessed in terms of more than prestige.
Accessibility, infrastructure, proximity to employment centres, schools, commercial districts, transportation networks, population growth and future development plans can all influence the long-term performance of a property.
Lagos provides numerous examples of how neighbourhoods evolve over time.
Infrastructure changes. Transportation routes are developed. Commercial centres emerge. New residential communities are created, while previously overlooked areas can become highly desirable.
An investor who understands these trends may identify opportunities before an area reaches its full development potential.
THE ROLE OF THE ESTATE SURVEYOR AND VALUER

Property should be treated as an investment asset and analysed accordingly. Investors should ask important questions before committing their capital:
What will the property earn?
What will it cost to maintain?
How strong is the rental demand?
What are the risks?
What is the potential for capital appreciation?
And, most importantly, does the expected return justify the price being paid?
The answers to these questions can make the difference between simply owning property and making a successful property investment.
THE BOTTOM LINE
The best real estate investment is not necessarily the most expensive property, the biggest house or the most prestigious address.
It is the property whose risk-adjusted return, income potential and long-term prospects justify the price paid for it.
Location is important. But in real estate investment, income matters too.
